YARD CLEANUP NEAR YOU

One Visit to Get Back to Zero

Yards do not get out of hand all at once. A season gets skipped, then a summer of travel, then the beds fill in and the fence line grows up, and eventually the yard is past the point where a Saturday will fix it. That is the job we do: get a property back to a clean baseline in one visit so normal maintenance can pick it up from there.
Jhernandez Lawn Service handles yard cleanup in Carrollton, TX and throughout the DFW metroplex for homeowners, landlords, property managers, realtors, HOAs and businesses. Spring and fall cleanups, overgrown and vacant lots, rental turnovers, pre-listing cleanups and code compliance notices are all normal work for us.
A cleanup is priced as one job and quoted in writing before we start. Mowing, weed-eating, edging, bed clearing, shrub cutback, brush removal and the haul-off are all in the number, so there is no line-item surprise when a crew finds more than you thought was under there.

CLEANUPS WE DO

Complete Yard Cleanup Services in Carrollton, TX

Seasonal resets, rescue jobs and turnovers. Cutting is half of it; loading it up and taking it away is the other half.

Spring Cleanup

The reset before growing season: winter debris and remaining leaves cleared, perennials and grasses cut back, beds weeded and re-edged, first mow and clean lines all around. Best done in February.

Fall Cleanup

Leaves off the lawn and out of the beds, spent annuals pulled, seed heads and dead growth cleared, gutters we can reach emptied, and the whole property blown clean before winter sets in.

Overgrown & Vacant Property

Waist-high weeds and grass cut down in stages, brush and volunteer trees cleared off fence lines, beds dug back out, and the lot taken down to something maintainable again.

Bed Weeding & Re-Edging

Weeds and grass pulled out of beds by hand, old matted mulch cleared, and a fresh cut edge put back between bed and turf. This is what makes a cleanup read as finished from the street.

Brush, Debris & Haul-Off

Storm limbs, old brush piles, dead shrubs, spent sod, broken pots and whatever else has accumulated in the side yard, loaded up and taken away in as many loads as it takes.

Move-In & Pre-Listing Cleanup

Turnover work for landlords, property managers and realtors. Cut, cleared, edged and hauled so the property photographs and shows well, with photos sent when we finish.
WHAT'S INCLUDED

What Gets Touched on a Full Cleanup

Where a cleanup goes wrong is usually not the lawn. It is the fence line nobody trimmed, the bed nobody dug out, and the pile left by the alley. We work a property in zones so nothing gets skipped, and every zone below is part of a standard cleanup unless you tell us to leave it alone.
ZONE 1

The Lawn

Mowed, and on tall growth cut down in two passes so we are not dumping a mat of clippings on the turf. Weed-eated around trees, posts, meters and AC units, then edged along every walk and drive.
Result: an even cut with clean lines.
ZONE 2

The Beds

Weeds and encroaching grass pulled by hand, leaves lifted out from under shrubs, dead material and spent annuals removed, old crusted mulch broken up, and a fresh edge cut around the bed.
Result: beds ready for mulch or planting.
ZONE 3

Edges & Perimeter

Fence lines cleared of vines, weeds and volunteer trees, side yards and alley strips cut back, gates made to swing, and shrubs pulled off siding, windows and walkways.
Result: the property line looks tended.
ZONE 4

Hard Surfaces & Haul-Off

Walks, drives, patios, porches and the street gutter blown clean, then every bag, pile and load taken off the property. Nothing left at the curb unless you asked for it.
Result: nothing left behind to deal with.
Two things we will tell you rather than quietly bill for. If a lawn is too far gone to recover with mowing and feeding, we will say so and price sod or seeding separately instead of charging you to keep cutting dirt. And if a shrub or small tree needs real pruning rather than a cutback, that is trimming work, quoted on its own so you can decide whether to add it to the cleanup.
WHY IT MATTERS

A Clean Baseline Makes Everything Else Cheaper

Maintenance on a neglected yard costs more every visit because the crew is fighting conditions instead of cutting grass. Once a property is back to zero — turf even, beds clear, edges cut, debris gone — regular mowing takes a normal amount of time, pre-emergent has clean ground to work on, and mulch can go straight down.
There is a practical side beyond appearance. Tall growth against the foundation and fence holds moisture and gives rodents, snakes and mosquitoes cover. Weeds left to seed in beds are next year’s problem multiplied. And in most of these cities, overgrown grass on a vacant or rental property is a code citation waiting to happen.
▸ Immediate curb appeal for a sale, lease or HOA notice
▸ Weeds pulled before they seed the whole bed
▸ Less cover for rodents, snakes and mosquitoes
▸ Code compliance issues resolved quickly
▸ Cheaper, faster regular mowing afterward
▸ Beds ready for mulch, planting or pre-emergent
HOW IT WORKS

Our Cleanup Process

Five steps. Most residential cleanups are finished and hauled out in a single visit.

1

Walk the Property

We go around with you, agree on scope zone by zone, and flag anything you want left alone. You get a written price covering the work, the cleanup and the haul-off.

2

Cut It Down

Tall grass and weeds knocked down first, in two passes if the growth is heavy, so the property is workable and we can see what is actually under there.

3

Clear the Beds & Edges

The hand work: beds weeded and dug back out, fence lines and side yards cleared, dead material pulled, shrubs cut back off the house and walkways.

4

Finish & Haul Off

Final mow and edge on clean ground, hard surfaces blown down, and every load taken off the property — as many trips as the job needs.

5

Walkthrough & What's Next

We walk it with you before we leave — or send photos if you are out of town — and tell you what the yard needs next so it does not get back to where it was.
WHEN TO BOOK

The Best Times for a Cleanup in North Texas

A cleanup can happen any month, and if you have a citation, a showing or a tenant moving in, the timing is whenever you need it. But two windows in the year do more good per dollar than the rest, and one is genuinely harder work than people expect.
LATE WINTER · FEB

The Best Window

Everything cleared before spring growth starts, perennials and grasses cut back, beds opened up. Pre-emergent and mulch then go down on clean ground, which is the whole point.
SPRING · APR–MAY

Catch-Up Season

Growth is fast and weeds are up, so this is when most yards get away from people. Still a good time to reset, and the point at which regular mowing should start if it hasn’t.
SUMMER · JUN–AUG

Overgrowth & Turnovers

Peak season for vacant lots, rental turnovers and code notices. We work these early in the day in the heat, and we avoid hard cutbacks on shrubs until the weather breaks.
FALL · NOV–DEC

Second Window

After the main leaf drop. Leaves off the turf, spent annuals and dead growth out, gutters cleared, and the property put away clean before winter.
The one thing that always costs more is waiting. A yard cleaned up in February is a straightforward job; the same yard in June has seeded weeds, thicker brush and twice the volume to haul. If you are on the fence, call and we will look at it and tell you honestly whether it needs a full cleanup now or can wait for the next window.
CLEANUP PRICING

Quoted By the Job. One Number, In Writing.

Cleanups are priced after we walk the property, because two yards the same size can be completely different work. What moves the number is how tall the growth is, how long it has been since anything was done, how much of the job is hand work in beds and along fences, and how many loads have to leave the property.
You get one price covering the whole cleanup, and we tell you before we start if the property is going to need a second day. Yards that go onto a recurring mowing schedule after the cleanup get a better rate on the cleanup itself, since the yard stays maintained instead of going back to where it was.

WHAT EVERY QUOTE INCLUDES

▸ Free on-site walkthrough, zone by zone
▸ Mowing, weed-eating and edging
▸ Beds weeded, cleared and re-edged by hand
▸ Fence lines, side yards and perimeter cleared
▸ Walks, drives and patios blown clean
▸ All debris hauled off, however many loads
Ask about mulch or planting after the cleanup — the beds are already clear.

Jose and his crew did a terrific job with our yard maintenance! This is our first week with them and they did an amazing job. We have an oversized multi-level lot and they were very thorough with the mowing, weed-eating and blowing and cleaned everything up very well. So glad to have them!

GOOD TO KNOW

Yard Cleanup Questions, Answered

Cleanups are quoted by the job after we walk the property, because two yards the same size can be completely different work. What moves the price is how tall the growth is, how long it has been since anything was done, how much of the job is hand work in beds and along fences, and how many loads have to leave the property. You get one written number covering the whole cleanup, and estimates are free.

Most residential spring and fall cleanups are done in a single visit, usually a half day to a full day with a crew on site. Overgrown or vacant properties that have not been touched in a year or more can take two days, and we tell you that up front rather than leaving the job half finished.

Yes. Leaves, clippings, branches, weeds, spent annuals and old mulch all leave with us, in as many loads as the job takes. Nothing is stacked at the curb unless you ask us to leave firewood-sized wood. Larger volumes are accounted for in the written quote, so the haul-off is never a surprise line item.

Late winter, roughly February, is the most valuable cleanup of the year in North Texas: everything gets cleared before spring growth, and pre-emergent and mulch then go down on clean ground. Late fall, after the main leaf drop, is the second window. A cleanup can happen any month, but those two do the most good for what they cost.

That is a normal job for us. Waist-high weeds and grass, brush piles, volunteer trees along fence lines, beds buried under growth and properties on a code compliance notice all get cut down, cleared, edged back and hauled off. If the lawn is worth saving under all of it we will tell you, and if it is not we will tell you that too rather than charging you to keep mowing dirt.

Regularly. We work with landlords, property managers and realtors on turnover and pre-listing cleanups, handle everything without you being on site, and send photos when the job is finished.
